Lawful accessfor safe scaffolding.
Negotiating and documenting access over neighbouring land for scaffold, hoists and overhead protection — keeping your works safe, lawful and on schedule.
An informed, personal approach.
Where works require scaffold to oversail, rest on or be tied into adjoining land, a Scaffold Licence (sometimes called a Crane Oversail or Access Licence) is the proper legal mechanism. Without one, you risk trespass claims, injunctions and delay.
We prepare bespoke licences setting out the duration, insurance, protection measures, working hours, fees and reinstatement obligations — protecting both parties and giving certainty for the build programme.
Every appointment includes:
Bespoke licence drafting
Tailored to your works, with clear scope, duration and protective obligations.
Neighbour negotiation
Professional engagement with adjoining owners or their solicitors to reach agreement.
Insurance & indemnity
Robust insurance and indemnity provisions to protect both parties throughout.
Reinstatement provisions
Clear obligations for making good any affected surfaces, plants or finishes.
A clear, considered process.

Questions, answered honestly.
Do I always need a licence?+
If any part of the scaffold crosses the boundary — even temporarily — yes. Without one you may be trespassing.
How long does it take to agree?+
Straightforward licences are often agreed in 2–3 weeks; complex commercial sites can take longer.
What does the neighbour usually want?+
Reasonable assurance: insurance, a finite period, protection of their property, sometimes a modest fee.
What if they refuse?+
We work hard to find acceptable terms. In some cases works can be redesigned to avoid oversail; in others statutory routes may apply.
