A Schedule of Condition is one of the most valuable documents in the entire process. It records, with photography and written description, the condition of a property before nearby works commence. Should damage be alleged later, it is this document that resolves the question.

Is a Schedule of Condition the same as a survey?+
No — it records condition at a moment in time as an evidential baseline. It is not a structural or homebuyer survey.
When should it be carried out?+
Always before works begin nearby. After works have started, the evidential value drops sharply.
How long does the inspection take?+
Typically two to four hours on site for a residential property; commercial properties vary by size.
How is it used if damage occurs?+
It is compared against the post-works condition to determine what, if anything, has changed and is attributable to the works.
